BLU Water Creek

The Shoppes at BLU Water Creek will be the newest PRG retail center. Located along 45th Street South, it offers nine suite options, high visibility signage and a prime location. Constructed by Paces Lodging Corporation, the development will include Hair Success, A Cutting Edge, hotel and event center. 


The Care Center will house 96 residents all in private rooms with individual toilets and showers.  These will be housed in 4 households of 24 residents each.  Dining will be in each household with meals served restaurant style.  Each floor will include a short order kitchen for individual breakfasts and a custom lunch or dinner.  

The care center includes spaces for PT, OT, and Speech that can serve both residents as well as out-patient rehab patients.  There also are spaces for resident and guest lounges, a gift shop, coffee shop, library and a chapel.  The chapel is set up to accommodate day-to-day use by the residents and can expand to seat over 200 at special occasions.

The campus will include a wellness center.  Spaces include a therapy pool, hot tub, machine gym, spa, and juice bar. The campus also will include at least 70 individual apartments in a separate Assisted Living building.  The main dining room can seat small groups in an intimate setting but can also accommodate 100 diners. On-site amenities include, fireplace lounge, game rooms, grocery store, coffee shop, and a movie theater.

The campus has the capability of growth by adding up to another 48 beds on the Care Center side and another 35 apartments on the Assisted Living side.


With conceptual talks starting just after the New Year of 2012, Paces delivered a new corporate headquarters to TMI Hospitality in the second quarter of 2013.   With over 58,000 SF of finished Class A office space, the TMI project changed the landscape and anchored the fast filing Brandt Crossing development in southwest Fargo.

This 33,114 square foot building overlooks the rapidly growing Amber Ridge development.  Most bays offer sweeping views of the high traffic surroundings giving you the best street exposure possible.  This one-of-a-kind lease space offers first-class amenities and all the upscale design your business has been looking for including quality and refined exterior finishes, brick columns with architectural stone base and trims, two highly visible monument signs for marketing opportunities, a coordinated colored finish system, exclusive exterior lighting and design elements including unique lighting fixtures along the front walkway and spacious opportunities to accommodate both the small and mid-size retailer.

PACES Lodging Corporation proudly broke ground on the Osgood Development May 2, 2003. This approximately 590 acre development became the highlight of south-west Fargo. With the Sheyenne River at your back, competition golf & amenities at your feet, and exceptional value all around, PACES Lodging Corporation cut no corners in designing this planned golf course community.

Located south of 40th Avenue South and west of 45th Street, Osgood delivers 256 single family lots along Fargo’s newest public 12-hole course – the Osgood Golf Course. Additional, Osgood has 313 single family & twin-home lots plus 81 apartment and townhome lots not located directly beside the course.

As a cornerstone to the development, PACES Lodging Corporation has also designed The Shoppes at Osgood and the Osgood City Center for all your business and retail needs. Osgood also features a city park and a future school site.


Paces broke ground on the 10,500 SF Osgood Townsite City Centre project on in June of 2007.  By spring of 2008, the ground floor of the complex was filled with the first phase of the Lil’ Bloomers Childcare and Preschool Center and the Sanford Health Dermatology and Laser Center.   Soon thereafter, the 7 Day Clinic was also fit up, adding to the diversity and draw of this vibrant retail service oriented property.

In late 2007, Paces entered into a design build contract with the owner of the property located at 2801 South University Drive, originally built and known as Country Furniture.   The contract was to entirely demolish the interior and remodel the interior to become a Sanford Health dialysis and sleep disorder center.   With some creative façade treatments and good design to complement a very specific user program, a passive passerby or visitor would never know the structure was a furniture store for the first 30 years of its life.

In late 2005, Paces broke ground on two branch banks for Alerus Financial – one on a pad site at the then newly created Eagle Run Plaza, the second on a pad site at the under construction Shoppes at Osgood.   Each were completed over the winter, opening early in the second quarter of 2006.

In the fall of 2010, Paces entered into a design build contract with Bremer Banks to remodel the old Houlihan’s Restaurant on South Washington Street in Bismarck, ND.   As with other total remodel/repurpose projects Paces has designed and constructed, a passerby or visitor would never know what the structure was in it’s previous life.   The bank has been open and performing wonderfully since April of 2011.

In late 2012, Paces entered into a design build contract with Bell State Banks to deliver a branch bank fitup in the newly constructed Amber Valley West Commercial Center. 

In the summer of 2008, Paces designed and constructed the 7,200 SF Small Wonders Daycare Center in the Amber Valley Addition of Fargo.  The project was turned around in a little over five months from start of design to delivery of the occupied/functioning end product.

Paces made the dream a reality for the franchisee of the Goddard School for the Fargo market in 2011, opening her doors just after the New Year of 2012.   Paces took the national franchise base drawings for a Goddard School, converted them to fit local code requirements, and also value engineer many architectural details to look the same, function better, and be more cost effective than the corporate standard.

Paces has designed and constructed three Dairy Queen Grill and Chills for the DQ regional franchisee sine 2009, opening one at the Shoppes at Osgood in summer of 2009, Southmoor Center in Moorhead in the spring of 2010, and in Wahpeton ND in the fall of 2011.   Design work has started on remodeling the DQ in Pelican Rapids, MN into a Grill and Chill model in the spring of 2013.

In September of 2011, Paces began ground work on the 5 acre, 435 unit self service storage complex known as Sheyenne Storage in West Fargo, ND.  Framing of the storage structures began in March of 2012, with the facility opening for business in July of 2012.

Conceptually conceived for the owners in late May of 2012, Paces turned over the Amber Valley West Convenience Center to the primary tenant Stop n Go at the end of 2012.   The 10.500 SF structure houses the anchor convenience store, a Bell State Bank branch, and eventually a fast food tenant.   With 10 gas pumps and an automatic car wash, the project is a well utilized amenity for the ever expanding southwest Fargo/south West Fargo market.

Located along 45th Street South, one of the busiest thoroughfares in North Dakota, the Brandt Office Park is poised and positioned to be home to a variety of office and retail service oriented users.   Central to an array of residential developments surrounding the 17 lot park, the architecturally controlled development will be a “destination address” for generations to come.

Since 2005, Paces has delivered over 35,000 SF of office space for Catholic Health Initiatives in the Amber Valley development of southwest Fargo.   The original shell was partially fit up for them in late 2005, the remainder of the shell in 2008, and finally an additional 20,000 SF addition connected to the original structure that opened in March of 2012.  

In February of 2008, Paces secured a substantial grant from the Minnesota Department of Employment and Economic Development to facilitate the demolition and redevelopment of the property known as Archies Place in Dilworth, MN.   Opened in 2009, the lifestyle strip center is home to Anytime Fitness and DaVita Dialysis Center, along with a CVS Pharmacy that developed one of the center’s pad sites in 2010.

Late in the fall of 2004, Paces broke ground on the 10,000 SF Osgood Clubhouse that would soon house the pro shop for the golf course that would open the following June and also a restaurant/bar to augment the gold course experience.   With dramatic, open wood truss construction in the main part of the structure, Paces President has housed his collection of African Safari big game mounts to further the destination experience of this beautiful facility.

In the spring of 2008, Paces entered into a design build contract with 64 Broadway Partners to totally remodel a turn of the century structure in downtown Fargo and convert it into the offices and studio of a multi modality media company.  Last known as Lauerman’s Saloon, the demolition and reconstruction took over six months but is now a new downtown landmark with its patio overhang and continuous streaming reader board overlooking the Broadway landscape.

In 2006, PACES Lodging increased the Osgood development with the addition of the Osgood South Forty. A 40 acre development with 42 single family lots and 94 twin-home lots, the South Forty is southerly adjacent to Osgood Farms First Addition on 53rd Street and 47th Avenue South.

Another addition to the Osgood development in 2006 is the 150 acre Osgood Seventh Addition. The Seventh Addition features 104 single family and 44 twin-home lots, plus over 50 acres of future business and retail space. Osgood Seventh Addition is southerly adjacent to Osgood Townsite First Addition along 45th Street and 49th Avenue South.

In 2002 PACES Lodging Corporation designed the Elmwood Development in West Fargo located from 16th to 19th Avenue West at 6th to 10th Street West. On 140 acres, Elmwood features 297 single family home and 128 twin-home lots all located within to walking distance of Elmwood Park.  Elmwood lots are sold out.

In 2004, PACES Lodging Corporation developed and broke ground on phase one of the West Fargo development. In phase one, the 160 acre Westport Beach is the host to over 400 single family, twin-home, and townhome lots located south of 40th Avenue South and just west of Sheyenne Street. Westport Beach was developed with family living in mind, as it also features bike paths and manmade ponds.

PACES Lodging Corporation developed Sandy Beach on Lake Melissa, MN, in 2005. Sandy Beach is the home to 25 beautiful wooded lots located adjacent to Lake Melissa. The development includes 13 boat and pontoon slips, a community beach, and a community storage facility for all your water toy needs. Sandy Beach also features one premier lake lot with 430 feet of lake frontage. Lake Melissa is located in the heart of the lakes community within minutes of beautiful golf courses and Detroit Lakes, MN.

PACES Lodging Corporation has planned the 160 acre Horace development. When all phases are complete, Lakeview Heights will be the home to 230 single family homes and 108 twin-homes. Lakeview Heights will also host a church site, and 13.5 acres of retail development, and community park land. All lots within the development are affordably priced and only minutes from the Fargo-Moorhead community.

In 2012, Paces entered into a design build contract with The Edge of Osgood to deliver two 33 plex apartment structures and one 39 unit structure.   The first 33 plex broke ground in May and opened in November of 2012.  The 39 plex started construction in September and will open in March of 2013.   The final 33 plex will be constructed and opened in 2013.

Amber Fields Apartments began construction in March 2000. The four buildings were designed with 108 units, and opened in 2001.

Amber Valley Apartments were the first residential addition to the Amber Valley Parkway development. Designed with 162 units in six buildings, construction began in 2001, and the buildings opened in series between 2002-2003.

PACES began construction in 2002 on Amber Crossing Apartments which consists of 117 units. With its Community Room, Fitness Center, On-site Rental Office, as well as its unique shape and size, the building really stands out among the rest in the Amber Valley Development. Amber Crossing opened in 2003.

Paces broke ground on the first Brandt Place 30 and 36 plex multi family structures in November of 2011 with the 30 plex opening in June of 2012 and the 36 in July of 2012.  The second 30 plex associated with this project will open in January 2013.

In April of 2003, PACES designed and began construction on the Osgood Townsite Apartments which consists of nine 27-plex apartment buildings in the new Osgood Development. By mid 2005 a total of 243 units were completed.

With the Osgood development starting to boom, PACES Lodging designed and began construction of five 12-plex townhomes in July 2003. Carefully designed with 3-bedrooms, 2 baths, and a double attached garage, the townhomes were a great addition to the planned development when they opened in 2005.

In March 2005, PACES Lodging began construction on the new 117 unit apartment building in the Osgood development. Re-designed from Amber Crossing, Osgood Place added heated underground parking, larger-sized floor plans, a larger Community Room, Fitness Center and On-site Rental Office to its agenda.

Also added in the design was a fresh and updated look and color scheme both on the interior and exterior of the building. Osgood Place Apartment Homes opened its doors in the winter of 2006-2007.

PACES Lodging took its first steps into the Eagle Run development in March 2004 with construction of the Eagle Lake Apartments. Overlooking the East Eagle Run Lake, the six 27-plex buildings have a total of 162 units, and opened in series between 2005-2006.

PACES Lodging ventured West to build in the capital of North Dakota, Bismarck. Starting construction in the fall of 2003, the Boulders Apartments consists of 2 buildings with 27 units in each. When the second building opened in 2005, it was welcomed by the community of Bismarck with open arms.

In 2000, PACES Lodging designed and constructed the 44,558 square foot strip mall on the edge of the Amber Valley development. Working with two national restaurant franchises as mall anchors, PACES successfully designed and included over 15 retail, office, and restaurant establishments in the development.

The Shoppes at Osgood was designed and constructed in 2005-2006, and became the current corporate headquarters to not only PACES Lodging Corporation, but also its daughter company Property Resources Group.

The Shoppes at Osgood was specifically designed to add an upscale appearance, along with an essence of “WOW” and greatness to the south Fargo landscape. With over 60,000 square feet of retail and business space on two levels, along with 5 pad sites, and a grocery store, The Shoppes at Osgood has become the cornerstone to the Osgood development, and has, as with all PACES’ projects, been fully embraced by the community.

The Amber Valley Convenience Center was designed and constructed in 2001 to compliment the Amber Valley Retail Center across the street. With 8,000 square feet, it is the home to a financial institution, convenience store, and fast food establishment, all under one roof.

PACES Lodging Corporation constructed the 37,540 square foot Stadter Center in Grand Forks, ND in 1999

The Cancer Center of North Dakota is an independent cancer treatment facility which features a warm and comforting atmosphere along with the latest in technology. One of the technologies it utilizes in its treatment of cancer is a machine called the Linear Accelerator which required the construction of a concrete vault for radiation shielding. The thickest point in the ceiling of the vault contains almost seven feet of concrete and some of the walls are just over seven feet thick, but, with PACES Lodging’s unique design methods, you would never be able to tell it’s there.

This 13,520 square foot clinic has a variety of other treatment rooms with varying degrees of radiation shielding as well as exam rooms and office spaces. Design and construction began in October 2004 and finished in June 2005.

The Center for Psychiatric Care, was outgrowing its current location at the Stadter Center and needed to expand its facilities. PACES began construction of the 9,610 square foot CPC building in June of 2005. The new building gave them much needed space while also remaining connected to the existing Stadter Center, which it shares many of its services with. The design and use of exterior materials of this addition carefully matches the existing structure that it connects to, providing visual continuity.

In 2005, PACES Lodging began design of the award winning Aurora Medical Park Building. We broke ground in July 2005 on the 104,850 square foot building, and opened the Aurora Medical Park’s doors in July 2006 with 12 medical specialties all under one roof. The building features large wide open corridors with hickory trim, large windows, and spectacular octagon skylights. The exterior features a unique architectural look and feel with its brick in-laid tilt-up panels and its unique circular open entrance canopy with spire.

PACES Lodging Corporation – along with Mark Sundet, AIA, and Kim Matteson, Associate AIA – won the 2006 Excellence in Concrete Award in the Tilt-Up Panel Category for their outstanding design and use of tilt-up panels on the Aurora Medical Park Building.

Aurora Dialysis, part of the award winning Aurora Medical Park Building, was completed in March 2008. The 4,972 square foot interior space in the building contains a nurses’ area and individual patient stations outfitted with massaging treatment chairs and televisions. These stations are positioned evenly throughout the treatment area, rather than just alongside the walls, making the building’s design unique compared to other dialysis centers.


This 8,720 square foot addition to the existing Aurora Medical Park building began in October of 2006 to house a wide variety of imaging equipment and services. The exterior and interior design complements the existing building yet will also blend in with the future Aurora Hospital that it will also be attached to. Open in March of 2007, the welcoming atmosphere and warm décor offers a fresh look that its patients will appreciate.

Being the home to PACES Lodging Corporation for eight years, the Amber Valley Office Park started construction of its first building in 1997 on a 16 acre plot in southwest Fargo. The office park currently has over 159,000 square feet of office space, in sixteen buildings, and three divisions

The 40th Avenue Storage Office Park began construction in April 2003, with over 19,000 square feet of office space.

The Osgood Townsite Center began construction in the summer of 2006. Sitting on over 4.5 acres, the over 56,000 square feet of office space will have a unique old town look and feel, and will serve as a great compliment to The Shoppes at Osgood, only steps away.

Built in 2001, the Mainstay Suites were designed with the weary business traveler in mind. The 66 guest suites have the look and feel of an apartment. They offer a fully equipped kitchen, large work area, a pull out couch, and both high-speed wired & wireless internet, along with a business center, meeting room, and a fitness & pool area – PACES Lodging Corporation cut no corners when developing the property.

Located in the Amber Valley Retail Center, PACES’ design for Old Chicago began in the fall of 2000, and finished construction of the 7,281 square foot restaurant in May 2001.

Featuring a dining room and full bar with seating for over 200 patrons, Old Chicago also features a game room and patio seating for an additional 40 people.

In the fall of 2001, PACES Lodging began designing the 5,847 square foot Famous Dave’s restaurant in the Amber Valley Retail Center, and opened its doors in June 2002. Famous Dave’s was designed with a unique flare in mind with both indoor seating and a large patio.
